The Process of Remodeling with Thayer Design Build

At Thayer Design Build, we’ve created a four-step design-build process that keeps things clear, collaborative, and grounded in trust. From our first conversation to long after the project wraps up, our team is committed to exceptional service, outstanding quality, and work that’s on time and on budget.
Here’s a high-level overview of what you can expect when you choose to remodel with Thayer Design Build.
Step 1: Discovery – Determining Fit

Every successful remodel requires a strong partnership between a homeowner and a remodeling contractor. That’s what the Discovery phase is all about- getting to know each other so we can determine fit. It begins with an introductory call where we get to know you, learn about your goals, and answer any initial questions you might have. From there, we schedule an in-person Discovery Meeting at your home.
This on-site discovery meeting provides us with the opportunity to see your space, discuss ideas, and explore what’s working (and what isn’t). Afterward, we develop a general scope of work and a bracketed budget range, giving you a realistic sense of what your investment could look like.
More than anything, the Discovery Phase is about alignment. We look at three key factors:
- Is this the kind of project we specialize in and would we be a good fit for it?
- Does the budget and scope align with your goals?
- Most importantly, is there potential for a strong relational fit between you and our team that could lead to a seamless process from start to finish?
If the answer to all three is yes, we move forward with a signed Design Agreement.
Step 2: Design – Clarifying the Vision

The Design phase is where ideas take shape. We start with pre-design homework, asking you to share inspiration photos and insights about your style, priorities, and must-haves. We use Matterport to scan the space, creating a digital twin that saves our Designer time and, consequently, saves you money in the design phase. We then meet to confirm the scope and ensure your target investment range aligns with your goals.
From there, we begin working through layout changes, cabinetry design, electrical plans, etc- making sure the new design fits how you want to live in your home.
We obtain accurate pricing from our trade partners, material take offs, and price out all the fixtures / finishes within your space. Its during this time that we:
- Provide pricing based on the evolving scope
- Offer timelines to support scheduling
- Identify any potential construction challenges early
As selections come together—from tile and flooring to cabinetry and paint—our team documents every detail. Once everything is aligned, we present a final estimate and revise as needed to stay within your target investment. Once the scope and budget are finalized, we sign the Build Agreement and schedule your remodel.
Step 3: Build – Bringing the Design to Life

Before construction begins, we enter what’s called Pre-Construction. This includes ordering materials, submitting for permits (if not already done), and scheduling a Pre-Construction Meeting. This on-site meeting covers:
- Project schedule and milestones
- Demolition and site protection plans
- Introductions to your Project Manager and field team
- Final review of plans, drawings, and expectations
Once the build begins, our team maintains a clean, organized, and respectful jobsite that is also mindful of your home, family, and pets. We utilize dust protection measures, including HEPA filters and negative air systems, and your project manager will provide daily updates to keep you informed about what’s happened and what’s coming next.
Our goal during the Build phase is simple: ensure you feel informed and taken care of every step of the way, deliver excellent craftsmanship, and stay on schedule and on budget.
Step 4: Aftercare – Standing Behind Our Work

Reaching final completion doesn’t mean our relationship ends. We professionally clean the space and conduct a completion walkthrough, creating a list together of any outstanding items. A final invoice is sent ONLY after we have fully completed the promised work. You’ll receive a close-out binder with warranty documents, care instructions, and all the details of your project.
But what really sets Thayer apart is our commitment to long-term care. We offer a 10-year limited labor warranty and follow up with a 90-day check-in to ensure everything is performing as it should.
Our aftercare services also include smaller home improvement projects for past clients, so even if you’re not planning another major remodel, you still have a trusted team to call when something needs attention.
